You do not need a mortgage pre-approval to work with us. Most brokerages want an approval letter before they will spend time with you. We don't. Preparing buyers who aren't approved yet is central to what we do, and it is written into the procedures below, not just our marketing.

No. We do not require prospective homebuyers to show identification prior to receiving our services.
Not to view a home. We do not require an exclusive broker agreement in order to answer questions, provide information about a property, or show you a home.
We do require a signed written Exclusive Buyer Agency Agreement before we represent you as your buyer's agent. Representation defines our legal duties to you, including loyalty, confidentiality, and advocacy in negotiation. Until that agreement is signed, we are not acting as your agent.
Purchasing or using the Zero-Denial Homebuyer System is an educational purchase. It does not create a broker-client, agency, or fiduciary relationship and is not a substitute for a written agency agreement.

Preparing buyers who are not yet approved is central to what we do. We will meet you where you are, help you understand what lenders evaluate, and build a documented path toward readiness.
Pre-approval is generally required before submitting an offer on a property, because sellers expect it. We will tell you plainly when you have reached that point, and we will not encourage you to submit an offer you are not positioned to complete.
No prerequisite purchase. You are never required to purchase the Zero-Denial Homebuyer System, or any other product or service, to receive brokerage services from us.
Fair housing. We provide services without regard to race, color, religion, national origin, sex, familial status, disability, sexual orientation, gender identity, marital status, military status, source of income, or any other characteristic protected by federal, New York State, or local law.
