New 2 U Homes LLC ("New 2 U Homes," "we," "us") is a licensed real estate brokerage in the State of New York. This policy explains what information we collect, why we collect it, who we share it with, and what control you have over it. We wrote this in plain language on purpose. If anything here is unclear, ask us — contact details are at the end.

THE SHORT VERSION
We collect what you give us, plus basic technical information about your visit.
We do not pull your credit report. We do not verify your income. Everything in our readiness tools is what you tell us about yourself.
We never see your card number. Payments are handled by our checkout provider.
We do not sell your personal information. Our website host runs a Meta advertising pixel we do not control. It sees page visits, never what you type into a form.
We never share your mobile number or text opt-in with anyone for marketing.
Your personalized system link is a key. Anyone who has it can see and edit your information.
This policy covers visitors to new2uhomes.com, people who use the Zero-Denial readiness quiz, calculators or homebuyer tools, people who purchase the Zero-Denial Homebuyer System, and clients and prospective clients of our brokerage services.
It does not cover third-party websites we link to. Those have their own policies.
2.1 Information you give us
Your name, email address and mobile phone number, when you use a contact form, take the quiz, purchase, book a consultation or register for a class. We use it to respond to you, deliver what you asked for, and — only if you opt in — send text messages.
Self-assessed financial readiness — income stability, credit behavior, debt-to-income and savings — from the Zero-Denial quiz, Workbook, calculators and Home Purchase Plan. We use it to generate your readiness results and guide next steps.
Home search preferences such as price range, location, property type and timeline, from a buyer consultation, so we can help you find suitable properties.
Anything you write to us by email, form or message, so we can assist you.
Important and worth repeating: this information is self-reported. We do not obtain your credit report, credit score, bank records or income verification from any third party. Our tools reflect what you enter about yourself. Your lender — not us — performs actual verification when you apply.
2.2 Information we receive from our checkout provider
When you purchase, SamCart sends us your email address, order identifier, transaction identifier, product purchased and amount paid.
We never receive or store your full card number, CVV or bank account credentials. Those go directly to the payment processor.
2.3 Information collected automatically
Four tools run on this website. Luxury Presence, our website platform, serves the site and keeps basic traffic and security logs. Google Tag Manager is the container that loads our measurement tools. Google Analytics helps us understand which pages are useful. A Meta (Facebook) pixel, operated by Luxury Presence rather than by us, supports their advertising and platform measurement — see the next section.
Typical automatically-collected data includes IP address, browser and device type, pages viewed, referring page and timestamps.
2.4 What we do not collect
We do not knowingly collect information from anyone under 18. We do not collect Social Security numbers through this website; if a document you provide during a transaction contains one, it is handled as described under How we protect it. We do not collect biometric data.
A Meta (Facebook) advertising pixel loads on every page of this site. It records that a browser visited a page and sends that to Meta.
It is not ours, and we cannot turn it off. Luxury Presence, the company that hosts this website, has confirmed to us that the pixel sits inside a platform-level tag container they manage internally to support their own advertising services. It runs across their client websites. It is not in our Meta account, we do not receive its data, and Luxury Presence has told us they are not able to remove it from an individual site or give us access to manage it. We are disclosing it because it affects you, not because we chose it.
What we verified ourselves. On August 14, 2026 we inspected how the pixel behaves on our site. At that time it recorded page views only. It did not capture anything typed into our forms — no name, no email address, no phone number, no quiz answer, and no figure entered into our calculators. Because we do not control the pixel, we cannot promise that configuration will never change, so we re-check it periodically and will update this policy if it does.
Your control. Because we cannot switch it off on your behalf, the practical options are your browser's tracking-protection settings, an ad blocker, or your Meta ad preferences at facebook.com/adpreferences. Blocking it does not affect your ability to use anything on this site. You can also contact us and we will pass your objection to Luxury Presence.
We use your information to deliver the Zero-Denial Homebuyer System and generate your readiness results; to send your access link and respond to your requests; to provide real estate brokerage services when you engage us; to maintain records we are required to keep as a licensed brokerage; and to improve our tools and materials.
We also use it to send follow-up and educational email, including readiness reminders and class invitations. Every such message contains an unsubscribe link, and we honor it immediately.
We do not use your information to make lending decisions, because we do not make lending decisions. We are not a lender, mortgage broker, credit repair organization or financial advisor.
We share information only with service providers who help us operate, and only as needed. Google LLC (Workspace, Drive, Sheets, Apps Script, Gmail) hosts our system, stores records and sends your access emails. SamCart processes payments. HubSpot manages pre-consultation contacts and follow-up. Luxury Presence hosts the public website. Calendly schedules classes and consultations. Line2 provides business phone and text messaging with clients. Tally collects form entries and passes them into the systems above.
We may also disclose information to your lender, attorney, inspector or other transaction participants when you direct us to; when required by law, subpoena or a regulatory authority including the New York Department of State; and to protect the rights, property or safety of any person.
We do not sell your personal information. We do not exchange your name, email address, phone number, quiz answers or financial figures with anyone for money or for advertising.
One exception you should know about, stated plainly. As described above, our website platform provider runs a Meta (Facebook) advertising pixel on this site. It reports page visits to Meta. Under some state privacy laws that activity is defined as sharing for cross-context behavioral advertising, so we disclose it rather than claim otherwise. This is limited to browsing activity on our website. As of our most recent check, nothing you type into a form — and in particular nothing about your finances, your readiness results or your phone number — is included. We did not install this pixel, we receive none of its data, and we have been told we cannot remove it.
Mobile information is treated separately and more strictly. Your mobile phone number and your text-message opt-in consent are never shared or sold to third parties or lead generators for marketing purposes — not to lenders, not to partners, not to anyone. The only parties that ever handle your mobile number are the service providers listed above who operate our phone and messaging system, and they may use it solely to deliver those services on our behalf.
We use Line2 as our business phone and text messaging service. When you call or text us, or when we call or text you, Line2 processes your phone number and the content of those messages so we can communicate with you.
5.1 How you opt in
We send text messages only to people who have given us permission. You give that permission by checking the consent box on one of our website forms, by texting us first, or by telling us directly that texting is how you'd like to hear from us. The consent language on our forms reads:
"I agree to be contacted by New 2 U Homes via call, email, and text for real estate services. To opt out, you can reply 'stop' at any time or reply 'help' for assistance. You can also click the unsubscribe link in the emails. Message and data rates may apply. Message frequency may vary."
Consent to receive texts is never a condition of buying anything from us or of receiving brokerage services.
5.2 What we text you about
Replies to questions you've asked us. Appointment, showing and class reminders. Transaction updates while you are buying or selling. Check-ins on your Zero-Denial progress, if you're working through the system.
Message frequency varies with what's happening in your transaction. Message and data rates may apply.
5.3 How to stop
Reply STOP to any message and we will stop texting you. Reply HELP for assistance, or call us at (585) 889-4663. Opting out of texts does not remove you as a client and does not affect any purchase you have made — we will simply reach you by phone or email instead.
5.4 We do not share your mobile information
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.
Text messaging originator opt-in data and consent are not shared with any third parties other than the service providers who operate our messaging system on our behalf, and those providers may use it only to deliver the messages you asked for. We do not sell, rent or trade mobile numbers or opt-in data to lead generators, marketers, lenders or anyone else.
Your access link is a key. When you use our system, we email you a personalized link. Treat that link like a password. Anyone who has it can view and edit the information in your account. Do not forward it, post it, or share it on a shared device.
The link expires after a period of inactivity and can be replaced at any time from the resend page. Replacing it invalidates the old one. If you believe someone else has your link, request a new one immediately, or contact us. Losing the link never affects what you purchased. Your purchase is permanent; the link is only the door.
How long we keep your information. Brokerage transaction records are kept at least three years, as required of licensed New York brokers by 19 NYCRR 175.23. Purchase and entitlement records are kept for as long as your access is active, plus what tax and accounting rules require. Readiness and quiz responses are kept until you ask us to delete them, or until they are no longer needed. Marketing contacts are kept until you unsubscribe or ask for deletion.
When information is no longer needed and no legal obligation requires us to keep it, we delete it or remove identifying details.
How we protect it. We use access-controlled Google Workspace accounts, restrict administrative functions to authorized personnel, use expiring access links and limit who can view client records. Documents you provide during a transaction that contain sensitive identifiers are stored in access-restricted locations and shared only with parties to the transaction at your direction.
No system is perfectly secure. We cannot guarantee absolute security, and neither can anyone who tells you otherwise. If a breach affecting your private information occurs, we will notify you as required by New York law.
Your choices and rights. You can ask what we hold about you and request a copy. You can correct anything inaccurate. You can ask us to delete your information, subject to records we are legally required to keep. You can unsubscribe from marketing email at any time. And you can withdraw from the Zero-Denial system and ask that your access be revoked.
To exercise any of these, email us using the contact details below. We will respond within 30 days.
If you are a resident of California, Colorado, Connecticut, Virginia or another state with a comprehensive privacy law, you may have additional rights including the right to opt out of sale or targeted advertising, and the right to appeal a denied request. Contact us and we will honor applicable rights regardless of where you live.
Fair housing and non-discrimination. New 2 U Homes LLC complies with federal, New York State and local fair housing laws. We do not use your personal information to discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, sexual orientation, gender identity, marital status, military status, source of income or any other protected characteristic.
Our readiness tools assess financial preparation only. They are not used to screen, steer or exclude anyone from housing opportunities. New York's Fair Housing Notice and our Standardized Operating Procedures are available at new2uhomes.com/sop.
Educational tools are not advice. The Zero-Denial Homebuyer System is educational. Purchasing or using it does not create a broker-client, agency or fiduciary relationship with New 2 U Homes LLC or Christopher Thomas. Formal representation requires a separate written agreement.
Nothing in our tools guarantees loan approval, a specific rate, or homeownership. Readiness ranges are general planning guidance and vary by loan program, lender and your complete financial file. Confirm your specific numbers with your lender.
